Flat Sales for New Homes Following August Revision

Sales of new residential homes had little momentum in September. Home sales reached a seasonally adjusted annual rate of 467,000, just 0.2 percent higher than the previous month after August figures were adjusted downward.
Last month’s sales figures were revised from an annual pace of 504,000 to 466,000—turning an 18 percent increase in August to 9.1 percent and avoiding a decline for September. The annual rate was still the highest recorded since July 2008, according to Department of Commerce data.
The median price of a new home sold in September was $259,000 with the average sale price at $313,200. The seasonally adjusted estimate of inventory at the end of September was 207,000, a 5.3 month supply at the current sales rate.
Regionally sales, sales increased from August by 12.3 percent in the Midwest and 2.0 percent in the South. The West registered an -8.9 percent decline while Northeast growth was at zero.
